I did not immediately start buying a land plot.
With great interest, I was reading a Western literature about methods of achieving financial success. One of the important theses in the various recommendations is the thought that real estate is growing in price.
In addition, I drove up to the Blue Lake several times by car and swam there.
These were the days of widespread distribution of paper newspapers with free ads. These newspapers were left in bundles in all public places. All interested persons could either make announcements or get acquainted with them.
Knowing that real estate is growing in price, and this can be a source of financial success, after having enjoyed swimming in the Blue Lake, I was carefully reading the newspaper of free ads.
Naturally, my glances glided with interest over the offers for the sale of plots that were geographically close to the Blue Lake.
These were either households in the selo (village) of Samarskoye (or in other nearby settlements) or plots in garden associations.
I called one of the phone numbers.
The owner of the garden plot was a woman.
After a while, we were driving in my car to inspect her plot.
The site was famous for large strawberry harvests. In addition, there were fruit trees on it, which gave good harvests. The place was not bad. Quiet, good ecology, good neighbors...
On the site there was a wooden hut that began to collapse - more precisely, not a hut, but a micro-house made of wooden boards.
I told the woman that I was counting on an increase in prices, and if she was ready to sell the plot at an acceptable price, then I was ready to make a deal.
The proprietress hesitated. Apparently, family memories associated with the site, and large harvests of strawberries (and various fruits) did not give her the opportunity to make a final decision on the sale.
On the way back, we stopped at the Blue Lake. She walked thoughtfully along the shore.
Although the lake was relatively close to the land plot, she (the owner of the garden plot) - despite the fact that she had heard about it many times - had never visited it. She went, was reaching the land plot by rail (using the local electric train). Visitors went to the lake by cars. Perhaps a bicycle is an acceptable option (I have not tried this option).
A walk along the lake shore brought the woman into a good mood and, after returning to Rostov-on-Don, we agreed on a deal.
Everything was moving according to the simplest option. I received a power of attorney for the sale from her and, after receiving the power of attorney, I handled the transaction myself. In return for the power of attorney, she received an agreed amount of money from me. The handing of money was made in the form of a written bilateral agreement.
So, I started the deal (formal side).
The whole process can be divided into several components.
The first is swimming in the Blue Lake.
The second is the registration of a purchase and sale transaction.
The third is the continuation of acquaintance with building a line of personal relationships.
The fourth is visits to the land plot.
The fifth is the completion of the transaction.
The registration process took place in the summer, and I tried to visit the Blue Lake more often and swim there.
From all information sources, it was suggested to the naive inhabitants of the planet Earth that it was a great happiness for them to take photos, conduct video shooting and post all this on the Internet.
Having succumbed to these ideas, I made a film about my swimming in the Blue Lake and posted it on the Internet.
After a while, I found pillars with stretched ropes on the territory adjacent to the Blue Lake. It turned out that some plots were going to be sold there.
Then I was a little surprised by this. Now I understand that energetic people follow the Internet and try to use all the interesting ideas... Tell more on the Internet...
Now, in 2021, I am skeptical about this idea (with pillars with stretched ropes). Mainly, residents of Samarskoye went to swim on the Blue Lake. 10-15 minutes by car, and a resident of Samarskoye - already on the Blue Lake. He pays moderate money for access to the beach. After paying for the entrance ticket, he sunbathes and swims.
If the visitor did not want to pay money for access to the official beach, then he could to leave the car in an inconvenient place, to go down to the shore of the lake along an inconvenient path and to swim from an inconvenient shore.
The cost of building a house on territory near the Blue Lake is comparable to the cost of buying a home in Samarskoye. And what does the acquisition of a land plot in the territory nearby to the Lake give? The lake is located in a deep sand quarry. There is no beautiful view of the Lake from the nearest sites (unless you look at the Lake from the closest distance). In the case of swimming, you can meet the owner of the quarry or his representative with explanations that bathing is paid. Isn't it easier to take the time (10-15 minutes) for drive from (out of) Samarskoye with all its advantages (gas, water, electricity, shops, relative security) - up to the Lake?
I have swum many times. The morning swimmings were especially pleasant. I have the brightest memories from them.
Execution of the registration (transaction). Now the transaction can be made in Rostov. Wait in line for an hour or two. Then-an hour-the submission of documents for registration. In any case, this was the case about three years ago. Perhaps it is about the same now.
At the time when I purchased the plot, the situation was different. We needed trips to Azov, to official institutions.
I don't remember the details. But there were quite a lot of trips. I remember the queues. You arrive, for example, at 7 o'clock in the morning. At the door to the official institution there is a representative of one of the Azov real estate firms with a list of people who have signed up for the queue. I write my surname in the list and find myself in the list at number 15 or 30.
You can arrive in advance. Not today, but yesterday - at six o'clock in the evening. Either spend the night in Azov, or go to Rostov, spend the night and return again in the morning into Azov (the second option is dangerous with the appearance of a new list with new surnames). When registering from the evening of the previous day, you could sign up for the queue under number 10 or 15.
The queue has been formed, at the specified time the doors of the official institution open, and it starts working. The speed of receiving visitors does not depend on the visitors. It doesn't matter under what number you is - under number 15 or 30. Representatives of real estate companies managed to solve their problems, but you did not.
After several attempts, I once again found myself in the evening in the corridor of an official institution among other visitors.
There was half an hour left before the office was closed, and there was no hope to fulfill my plans.
An employee looked out of room and he glanced at me carefully.
Suddenly, the queue accelerated its movement, and I solved my problem. Perseverance, apparently, is taken into account.
It was a kind of peculiar experience. It remained in my memory with some positive coloring.
Meanwhile, relations with the family of the woman who sold the land plot were developing. She had a very grown-up daughter who, like me, had something to do with the scientific field.
I was already an adult man and I was not married. The girl was twelve years younger than me. She was about 30. She was unmarried.
We met by families. A modest tea party at my house. From my side - I, my father and mother. From their side - mother and daughter.
Firstly, attention to female beauty is not a negative factor. It improves mood.
Secondly, the real estate can remain in the family.
But, probably, there were doubts. So this line (not through my fault) has slowed down and stopped.
Finally, I became the official owner and made several visits to the land plot. Naturally, I had to pay membership fees and a target fee for the repair of a transformer to provide electricity to the garden association. They weren't that big, but - nevertheless...
I began to develop plans for the common improving and for repair of that micro-house, which was being destroyed on the land plot.
I stopped in time and decided not to appear on the land plot - not to use any services of the garden association, its roads and other advantages. Electricity was not provided to the site. It was a pity of good harvests of strawberries and fruits, but something had to be sacrificed.
It remained to wait for the price increase and sell the plot with a profit.
To discuss some final issues, I again appeared in the house of the saleswoman of the land plot.
I don't remember why, but she gave me a power of attorney for three months.
When the saleswoman saw the completed documents, from which it followed that the ownership had passed to me, she was overcome by negative emotions, and she made a scandal for me.
I left her house with caution.
The person who received the contractual money from me in full, albeit the sum was relatively small, apparently hoped that I would not have time to complete the transaction before the expiration of the power of attorney. I found that I was living in a new era...
So, I turned out to be the owner of a land plot. It was better not to appear on it, so as not to get involved in new expenses.
I was waiting for what a resident of any civilized country could expect - an increase in real estate prices...
After all, Russia is a country of financially successful people living in an economically favorable environment.
